Greece’s residential property market entered 2026 with strong momentum, supported by elevated housing demand, renewed interest from international buyers and the activation of the “My Home II” housing programme. More recent transaction-related tax data, however, suggests that activity eased in April and May after a particularly active first quarter.

 

 

 

The picture is one of moderation rather than a reversal. During the first five months of 2026, property-transfer-tax revenue reached €246.81 million, an increase of 4.6% compared with the same period in 2025. Tax assessed on building transfers rose by almost 6%, to €207.47 million, while the equivalent amount for land plots and agricultural parcels declined modestly.

 

 

 

The underlying constraint remains the limited availability of suitable housing. Strong demand has met a restricted supply of properties, contributing to further increases in both asking and achieved prices and progressively narrowing affordability for households considering a purchase.

 

 

 

Activity nevertheless remains substantial. The Real Estate Transfer Value Register recorded more than 16,400 property transfers in the first half of 2026, with an aggregate value of approximately €1.75 billion. For purchasers and sellers, the key implication is that the market is continuing to operate at a high level, although buyers are likely to become more selective as pricing and supply conditions remain demanding.

 

 

 

For the Greek property market, the next period will be defined by the balance between demand, the delivery of additional quality housing supply and the purchasing power of domestic and international buyers. The available evidence points to a market that is still active, but moving beyond the exceptional pace seen at the start of the year.
