Global hotel giants are making significant investments in Greece's branded residences market, signaling a new era of luxury real estate development. While Greece has traditionally lagged behind other European countries in this sector, a growing pipeline of projects and increasing investor confidence are set to reshape the landscape.
Branded residences offer a unique blend of high-end residential ownership with the five-star services of luxury hotels. Owners gain access to premium amenities such as concierge services, spas, and fine dining, which enhances the property's value and investment appeal. This model is now gaining traction in Greece, with several flagship projects underway.

Key Projects Driving the Trend

Several high-profile projects are leading the charge in Greece's branded residences market:
Mandarin Oriental, Athens: Located in the landmark Ellinikon redevelopment on the Athens Riviera, this project will feature a luxury hotel and 17 branded residences, including premium apartments and waterfront villas. It is scheduled to open in the summer of 2027.
Six Senses Porto Heli: In the Peloponnese, this development includes around 60 rooms and suites, along with 10 branded residential villas. Backed by the Accor Group, the project focuses on sustainable, nature-integrated luxury living and is expected to be completed around 2027.
Four Seasons Resort and Residences, Porto Heli: Also on the Peloponnese coast, this project will feature a flagship Mediterranean resort with approximately 80 rooms and suites, 30 hotel bungalows, and branded villas for private ownership.
One&Only Kéa Island: This development on the island of Kea offers a limited collection of ultra-luxury private homes within its resort, showcasing the potential of Greece's islands for exclusive, globally competitive branded residential products.

The Rise of "Microlocations"

In addition to these large-scale projects, a key trend emerging in the Greek real estate market is the shift towards "microlocations." These are carefully selected, high-quality residential areas that offer a more balanced relationship between investment returns and long-term value appreciation. Instead of focusing on already saturated markets, investors are now targeting these smaller, high-quality pockets of development.
This strategy allows for a more sustainable investment approach, combining annual returns of 4-6% with the potential for significant long-term capital gains. The focus is on quality of life, with an emphasis on properties that offer a high standard of living, modern amenities, and flexible use of space.

The Future of the Greek Real Estate Market

While challenges such as complex licensing procedures and regulatory delays remain, Greece's competitive advantages are undeniable. The Golden Visa program, attractive tax incentives, and growing foreign interest in both vacation and investment properties are all contributing to the sector's expansion.
As international hotel brands continue to commit to long-term projects and the focus on high-quality "microlocations" grows, Greece is well-positioned to become a major player in the Mediterranean luxury real estate market. The country is transitioning from an emerging market to a mature hub for high-end residential investment, with the potential to capture a significant share of the market by 2030.
