The Greek real estate market continues to demonstrate remarkable resilience and growth in 2026. According to the latest data from the Independent Authority for Public Revenue (AADE), the "objective value" of Greece's real estate has climbed to a staggering €782.5 billion. This represents an increase of nearly €5 billion over the previous year, highlighting a robust property market across the country.
The "wealth map" of Greece shows a significant concentration of assets in Attica, where 2.5 million owners hold property worth €412.63 billion, accounting for more than half of the nation's total real estate value. Central Macedonia, which includes Thessaloniki and Halkidiki, holds the second-largest share of wealth at €102.73 billion. The Greek islands also remain premium hubs, driven by robust demand for tourism-related real estate.
Furthermore, the International Monetary Fund (IMF) recently released its 2026 Article IV Consultation Mission concluding statement, which provides an optimistic yet cautious outlook on the Greek economy. The IMF noted that residential real estate prices rose by 7.8% in 2025. This growth is attributed to stronger domestic demand, underutilized existing housing stock, and subdued new construction.
The IMF also highlighted that Greece's economic growth is projected to remain robust, supported by strong domestic demand and ongoing reforms in the context of the Next Generation EU (NGEU). While the credit cycle has turned amid easing financial conditions, mortgage growth has turned positive for the first time since the Global Financial Crisis, supported by subsidized loan programs for first-time homebuyers.
As the Greek market transitions towards more institutional and long-term capital, these indicators suggest a promising environment for real estate investments, particularly in high-demand areas like Thessaloniki, Halkidiki, and the islands.
